Construction Progress:

The month of July saw the pace of the finish and site work increase significantly and many areas of the stadium are nearing completion. The State Fire Marshal inspections on 5, 6 and 27 July were completed with no significant issues raised. Preparations for the final State Fire Marshal's visits on 3, 4 and 7 August are now under way with the State Code Officials due on 8 August. Major work continued on finishing the President's Box/Press Box, Suites, Bryant Hall Level's 1 and 2, the Parking Garage, and the East and West site work.

Furniture installations in Bryant Hall Level 2 started on 21 July with the arrival of 3 tractor-trailers, and all of the furniture installations will be completed by 4 August. The Parking Garage work continued with the paving of the ground level, caulking and sealing of the top 2 decks, the installation of the lights on all levels, and the installation of the sprinkler and ventilation systems on the ground level. There will be testing of the many new systems throughout August and we will advise the neighborhood if any will affect the areas around the stadium.

As a follow-up to last month's fact sheet, we included as part of this UPDATE a brief history addendum for your use. This will answer many of the questions we have been asked on the Stadium growth during the past century. Construction Progress:

During June we saw the completion of all of the structural elements of the project from the North Wings to the Parking Garage. Also, the HVAC, water, sprinkler, fire alarm and lighting systems were continuing in all spaces with finish work now being the major effort throughout the interior spaces. The site work, including the fencing and gate structures, is nearing completion and some of the landscaping preparation work and ground cover will commence in July. The major portion of the landscaping will not be installed until the weather cools down in the fall. Some will be in place for the last home game on 18 November.

There has been a significant increase in the amount of questions being asked about the Project and what new facilities will be included for the opening this September. Many of these questions have been asked during the various tours on site so this UPDATE contains some of the statistics we are asked about most often.     OTHER INTERESTING FACTS

  • The first monthly edition of the Facilities Management Update was distributed to 16 interested parties. The continuing requests for copies has taken the distribution to its current level of 330 copies per month.

  • The trailer compound where the UVA/CM/A&E staffs (Directorate) are located has been the hub of all project administrative activities. By 2 September, 2000, over 1180 formal meetings, including programming, design, contract, finance, and construction meetings ranging from 30 minutes to 7-1/2 hours will have been held in the conference rooms.

    Facilities Management Update, May 31, 2000

    Construction Progress

    The month of May has seen a continuing effort to finish all of the structural work in the South End Zone including the Parking Garage Precast Concrete Elements. The Progress to date on the Parking Garage has been excellent as most of the early start dates on the critical path have been met. The 456 pieces of precast concrete are now projected to be in place by 7 June and the concrete topping slabs, as well as the mechanical and electrical installations, will follow. Substantial completion and occupancy of the Parking Garage is now realistic for the home opener on 2 September. While this will not complete all of the work in the Garage, this will allow for the temporary occupancy certificate to be issued.

    Other items noted on site include: (1) 80% Completion of the East and West site work, (2) Drywall completion in the President's and Press boxes, (3) Drywall completion in the 44 Suites, (4) 90% Completion of the drywall in Bryant Hall Level II, (5) Completion of the Southeast and Southwest ramp structures and (6) Completion of the cast in place concrete for the North Wing structures. In addition, the model suite has been completed and photographs of this are included as enclosure # 1.

    State Code and Life Safety Officials Site Visit

    The first in a series of life safety and building code inspections and administrative reviews was held on May 11. The schedules are now set for various site visits from 5 July through 22 August for the final life safety inspections. The State Code officials (Division of Engineering and Buildings) will be on site on 7, 8, 22 and 23 August to hold final inspections on the Stadium and Parking Garage, respectively, with the issuing of Occupancy Certificates to follow.

    President's/Vice President's of 16 major construction firms

    The first of 3 monthly meetings with the senior management officials of the 16 major contractors was held this month to thank the contractors for keeping us on schedule and to reinforce the continuing need for full staffing on site. With manpower somewhat limited in the local region and in order to complete the project by 2 September, the contractors will continue to bring in the necessary trade personnel from other areas of the State. The on site average personnel count has remained at the 300/day level and the work in place per month has continued above the $4 Million mark. This level of intensity will be maintained through August.

    Facilities Management Update, April 30, 2000

    Construction Progress

    The month of April has seen the average daily count of construction personnel on site remain at the 270 level. This manpower staffing has allowed the project to remain on schedule for the 2 September 2000 completion of Phase III.

    Progress on specific elements include:

    North Plaza/Pergola - The Pergola columns and supporting elements were installed during this month. Two pergola columns were not installed on the eastern and western ends of the north hill so that the remaining work from the Pergola to the grass on the hill can be completed at a later date. This area will now be prepared for the installation of the irrigation system with the sod being placed during the month of June.

    The brickwork under the Pergola is 50% complete and should be completed during the month of May.

    North Wings - The North Wings upper level concourse cast in place concrete was completed during this month and the raker beam structures will be completed during the month of May. This will allow for the precast concrete upper level seating to be installed beginning the first week of June. Progress on this structural work continues to be on schedule for a mid-July completion.

    President's/Press Box - The interior rough-ins and concrete structures for the new seating areas continued with the completion of all of the cast in place concrete scheduled for May.

    Site Work - The Site work on both the East and West sides of the stadium is 60% complete. After the entrance ramps in the southern section of the stadium are completed, the site work will commence in these sections.

    Bryant Hall Level II - The fit-out for this area is over 60% complete with the Interior walls, utility systems and supporting systems nearing completion. The Museum design is 95% complete with the process of selecting vendors ongoing. The major elements of this museum which are contained on Level II of Bryant Hall will be completed for occupancy for the first home game on September 2nd . Additional artifacts and signage will continue to be added during the season and be completed early in 2001. Additionally, there will be an extension of the museum artifacts on Level I which will also be completed during 2001.

    Suites - The first completed suite model with furnishings will be in place by 21 May and will provide a good opportunity for observing the finished product. The drywall, glass partitions, and electrical and mechanical system installations are nearing completion for all 44 South End Zone Suites.

    Parking Garage Structure - The Parking Garage precast concrete installation commenced on 17 April with the installation of the first columns. Weather conditions have delayed the progress but this element of the project remains on schedule.

    South End Zone Upper Level Seating - The upper level seating structures are now in place and the water proofing, expansion joints and railings are being installed.

    Neighborhood Meeting - A neighborhood meeting was held at the construction trailers on 27 April to review the progress of the stadium with the Jefferson Park Avenue Neighborhood Association. An update of the schedule and a power point briefing of construction during the past 6 months was provided as well as a 5 month look ahead for what major construction elements will be ongoing during the summer months through the 2 September home opener.

    Facilities Management Update, March 31, 2000

    Construction Progress

    The month of March has seen the construction intensity increase significantly as an average of over 270 workers have been on site on a daily basis. This average is unprecedented on this project and should be sustained throughout the Spring and Summer months. The weather has been very favorable and progress on all elements of the project are now on schedule. While work hours in general have been extended during this past month, the use of late hours and full weekend work has not been necessary to this point.

    Progress on specific elements include:

    North Wings - The level 3 and 4 structures are complete and forming for the level 5 on both the East and West sides is in progress. Precast concrete is scheduled for arrival on site during the first week of June. A 6-week installation period is scheduled.

    Parking Garage Structure - All of the supporting Caisson structures are now in place as well as the 62 caisson caps. The Precast concrete installation will commence during the week of 17 April.

    South End Zone Upper Level Seating - The upper level seating structures are now in place.

    President's/Press Box - The interior partitions, utility system rough-ins, and the installation of the concrete structures for the seats continue.

    Site Work - The Site work on the East and West sides of the stadium continues and significant progress is noted with the brick piers, foundation walls, stairways, support structures, and ticket booths over 50% complete.

    Bryant Hall Level II - The fit-out of this area is over 50% complete with most of the Interior walls and utility systems installed.

    Suites - The first completed suite model will be in place by late May. For the 44 South End Zone suites, the drywall installation, glass walls on the exterior and interior side of the stadium, and utility installations are nearing completion.

    Pergola - The first Pergola columns and supporting elements arrived on site on 7 March and the installation will be complete by 7 April.

    Furniture and Design Issues

    The Bryant Hall museum fit out design is nearing completion and the furniture for all areas in phase III has been ordered with delivery scheduled for the first week of August. This includes the President's/Press box, the Suites, the Level IV Lobby area and Bryant Hall Level II including the Alumni Room and the Recruit Dining area.

    State Official Inspections

    The State code officials will be on site for the first Phase III review and inspection on 11 May. This visit will be utilized to resolve any code issues, establish which items of work will be completed for the 2 September home opener, and set the dates for the follow up inspections in July and August. This team will be directed by the senior code official in Virginia with representation from the regional fire marshal's office and the various engineering disciplines.

    Construction Progress

    During the month of February the work on site continued at the same pace as January. While there were a number of days where the work was slowed down or shut down due to weather conditions, the use of portable heaters in temporarily sheltered areas ensured that the critical path items remained on schedule for a 2 September 2000 completion. Progress on the individual elements of the stadium included:

    North Wings - Underground utilities and supporting structures for the on grade and upper level concourses. (see Enclosure # 1)

    Parking Garage Structure - 50 Caissons out of 62 are now in place with 35 of the caisson caps also being in place. (see Enclosure # 2)

    South Endzone Upper Level Seating - 18 Of the 22 bays of the upper level seating are now in place. ( see Enclosure # 3)

    President's/Press Box - The structural work in these areas was completed and interior partitions and utility system rough-ins are continuing. (see Enclosure # 4)

    Site Work - The Site work continued on both the East and West sides of the stadium with progress being made on the ticket booths and perimeter walls. (see Enclosure #4)

    General Items - Interior trade work in Bryant Hall level II, the Suites, Level's III and V concourses continued and these critical path issues remain on schedule. (see Enclosure #5)

    Design Issues

    Construction documents for the North Wings were received on 7 February and the design development drawings for the Bryant Hall Museum were received on 21 February. This completes all of the major design effort for the project and the total emphasis for the design consultants, HEERY International and VMDO Architects, will now be concentrated on construction administration and constructability issues. Significant items which will be visible on site during the next few months include:

    Facilities Management Update, January 31, 2000

    Construction Progress

    Overall progress on the project's critical path construction elements remains good despite the numerous days where work was slowed down or stopped due to the weather conditions. On the full workdays, the average contractor personnel on site was over 160 per day. Construction progress on various elements of the stadium included:

    Northwings - Underground utilities, support structures and columns (see enclosure #1).

    South Parking Garage Structure - 32 Caissons out of 62 are now in place. The pile cap work will commence in early February. (see enclosure #2)

    South Endzone Upper Level Seating - Nine of the 22 bays of upper seating are now in place. ( see enclosure # 3)

    President's/Press Box - The supporting structure and utility system installations are continuing and it is projected that all of the structural work will be completed by mid-February (see enclosure # 4)

    Site Work - Site work continued on both the East and West sides of the stadium with support columns for the new brick piers on the perimeter being installed. The temporary fences have been relocated just outside the expanded stadium spaces.

    Miscellaneous - Other Items including utility and masonry work in Bryant Hall level II, the Suites, and level III and V concourses, continued and were not as significantly affected by the cold weather as the structural work.

    Design Issues

    The final design development drawings for the new museum in Bryant Hall level II is on schedule for completion by 15 February 2000. The museum construction and installation of memorabilia will be ongoing throughout this calendar year and into the year 2001. The production of the final construction documents for the Northwings remains on schedule for a 5 February completion.

    Facilities Management Update, November 30, 1999

    Phase III of Project Commences

    With the successful conclusion of the home football schedule for 1999, Phase III of the project commenced on Monday, 15 November. Phase III will include the completion of the following items: (1) North Plaza and Pergola, (2) Upper and lower level bench seating in the North Wings (3) President's and Press Box expansion and renovations, (4) Upper level bench seating in the South End Zone, (5) 44 Suites in the South End Zone, (6) Bryant Hall Level II, (7) South End Zone elevators (3 each) and lobbies, (8) Landscaping of the stadium complex, (9) Site work, fencing, gates and, (10) The Parking Garage structure.

    On Site Progress

    The project pace increased significantly immediately following the final 1999 home game on 13 November and the average number of on-site employees increased to over 100 per day. The work completed this month included: (1) Structural components of the expanded President's and Press areas with demolition ongoing in the existing areas, (2) Site work in the South West area of the stadium, (3) Removal of the temporary bleachers and foundation work in the North Wings, (4) Installation of utilities and landscaping in the North Plaza, (5) Continued placement of the structural members for the upper seating bowl in the South End Zone, (6) Block and Brick installation at Bryant Hall, (7) Preparation of the site in the South End Zone for the Parking Garage, and (8) Interior utility installations in Bryant Hall and the South End Zone lower concourse.

    As noted in last month's UPDATE the final prototype of the Pergola columns and its' supporting architectural features on the top of the columns continued in Winchester, Virginia. A photograph of the prototype is attached.

    Upcoming Construction Schedule for the Month of December

    Major work for December includes: (1) Installation of the caissons in the South End Zone for the Parking Garage, (2) Continuing of the brick and block work in the South End Zone, (3) Electrical, mechanical and plumbing work in the interior of Bryant Hall and the South End Zone lower concourse, (4) Structural work for the upper seating bowl, (5) Completion of the demolition and supporting structure for the President's and Press areas and commencing of interior utilities rough-in, (6) Site preparation work in the North Plaza and North Wings, (7) Continuation of the site work in the Southwest and West areas of the stadium.

    Design Progess

    The final design for the Bryant Hall Level 2 fit-out was received on 10 November and this work will be under contract in early January 2000. A museum concept is also being developed and schematic drawings of this have been received. This museum work will be on a separate construction track from the Bryant Hall Level 2 work and a schedule for the completion of the museum will be established at a later date.

    The design of the structures for the upper deck of the North Wings and will be completed during December, 1999. This will allow for early construction packages to be released to minimize schedule delays. The total design for the North Wings will be completed in early February 2000.

    The final plans and specifications for the exterior sign elements for the stadium complex were received in November. This includes the design for all of the new parking lot entrances, recognition plaques, and bench structures.

    Student Instruction and Research Continues

    On 1 November, a class of graduate students studying Process Management were on site for a briefing of various construction management techniques. These 14 students were provided a 2 hour briefing and a view of the practical applications of these techniques. Particular interest in Process Planning (CPM, design, and site management methodologies) were explained to the students.

    On 8 November, a 4th year class in Civil Engineering who are studying reinforced concrete had a 1-1/2 hour lab session at the construction site. This included a discussion of construction methodology and tour of the concrete placements in the Level 5 floor slabs, raker beams, and the Level 4 seating areas where construction is in progress.

    An on-site research project group continued to look at the recently developed stormceptor system to control and treat urban runoff. This team of graduate civil engineering students is conducting a study through the Virginia Transportation Research Council and examining the pollutant removal efficiency of the system with special interest in the sediment, nutrients, and toxic organics such as petroleum hydrocarbons. Details of this research work will be provided to VDOT and assist them in selecting future stormwater management practices for construction and maintenance programs throughout the State of Virginia.

    Facilities Management Update, October 31, 1999

    On Site Progress

    For the past month, on site progress has been scheduled around the home games and has continued at a slower pace than September. The on site contractor personnel total has averaged only 65 employees per day (Down from 205 per day). The ongoing work includes the construction of the floor and supporting structure for the Southwest extension of the press box, the interior block and brick work in Bryant Hall, continuation of the level 4 precast concrete work in the South End Zone, and the installation of the level 5 Rakers, (supporting structures for the upper deck). Additionally, preparations for the home games on 2, 9, and 30 October continued and utilized a significant amount of the resources available. The game day activities were not hindered by the ongoing construction and a safe, fan friendly atmosphere prevailed.

    Upcoming Construction Schedule for November

    After the last home game on 13 November the Phase III construction will commence. Initially this work will include site work, gate installations and fencing on the Southwest perimeter of the stadium, the demolition work of the existing President's/Press boxes, the construction of the new spaces in these areas, the final drainage system installation in the North Plaza, and the precast and cast-in-place concrete placement in the South End Zone.

    In addition to this on site work, the off site work will include the continuing production of the pergola columns and the precast seating in Winchester, Virginia.

    Design Progess

    Design for the Bryant Hall Level 2 fit-out work continues on track for a 10 November completion of the plans and specifications. It is anticipated that this work will be under contract by the first week of January 2000. This will allow for completion of the Bryant Hall Level 2 work by the home opener of 2000.

    Preliminary discussions have been held and the development of a football museum concept is underway. A private consultant has been placed under contract to provide options in this regard and locations are being studied for the museum and/or memorabilia displays. These include Bryant Hall Level 2 (the primary location), stadium entrances, and the North Plaza. Similar types of facilities currently exist at McCue Hall and these displays will also be reviewed as part of the overall plan.

    Additional planning for the completion of the North Wings continued this month and the final plans and specifications will be available in early February of 2000. This final piece of the design will complete all design work for the project and a close out in the fall of 2000 is still on track.

    Facilities Management Update, September 30, 1999

    Phase II Completed For 18 September Home Opener

    Phase II of the Project was completed at noon on 18 September in time for the sell out crowd of some 50,000 people to enjoy the home opener between the University of Virginia and Wake Forest. The last minute preparations and safety checks were completed and the game day operating systems worked to perfection.

    Upcoming Construction Schedule

    During October, progress will be noted in the South and North Endzones including: (1) completion of the precast concrete in the Southwest corner of the stadium up to level 4 (suite level), (2) completion of the cast-in-place concrete on the 5th level (concourse for the upper deck), (3) additional interior finishes, block walls, and plumbing installations in Bryant Hall Level 1, (4) additional edgewater street lighting at the Northern entrance along Alderman Road.

    As noted in last months' UPDATE, the construction progress during the season will continue but at a much slower pace than during the previous 9 months.

    Facilities Management Update, August 30, 1999

    On Site Progress

    Phase II Nearing Completion. Included in this phase is the South Endzone lower Seating Area, Locker Rooms, Coaches and Referees areas and Media Rooms. It is anticipated that Phase II will be completed on September 17, and will also include temporary paving, lighting, fencing and signs to ensure the safety of all people who attend the game day activities. Additionally, significant progress was achieved on other items including North Endzone plaza elements and fencing, structural work in both the President's and Press Box, and the new field lighting system. (Phase II did not originally include any of these additional items, but these were pushed ahead in the schedule to ensure that the September 2000 goal for completion of Phase III could be achieved.)

    A section of landscaping, including ivy and holly trees, was also completed adjacent to the Southwest wall facing Stadium Road. This element was pushed ahead in the schedule to provide an early enhancement to the landscape as seen from the Stadium Road entrances.

    Upcoming Construction Schedule

    During the first 3 weeks of September a concentrated effort will continue to be made for the installation of the precast concrete in the South Endzone, completing architectural work on level 1 of Bryant Hall, continuing structural work in the President's and Press Box areas and making the Plaza in the North Endzone ready for the 18 September home opener. Field and operating elements for game day activities will be tested and the entire complex will be cleaned up to ensure that a safe condition exists. Weekly coordination meetings of all safety, security, game day operation, parking, transportation, communication, food services, etc. activities will continue throughout this month. The State Building Officials and Fire Marshal representatives will be on site between 31 August and 13 September for various inspections. All safety and fire code issues will be reviewed and appropriate testing of the life safety systems will occur.

    During the 6 game home season, the construction in all areas will continue and as the season progresses the fans will notice the changes, particularly in the upper structure of the South Endzone. While the season will slow down construction progress, the goal to keep the momentum of the project moving throughout the season will remain while concurrently ensuring that a safe operational facility is available and the game day experience remains at the highest possible level.
